Most roof problems start small. A missing shingle here, a little stain there. But sometimes those small problems are signs of something bigger. If you keep patching the same roof over and over, you might be throwing good money after bad. Here are five signs your Las Vegas roof may need more than a repair.
Most asphalt shingle roofs last about 20 to 25 years. In Las Vegas, with our brutal summer heat and spring storms, many wear out on the earlier end. If your roof is pushing 20 years, repairs become a short-term fix at best. At that age, the whole roof is aging at once, so fixing one spot just means another spot fails soon after.
Walk outside and look up. Are your shingles lying flat and smooth? Or are the edges curling, the surfaces cracking, and bare patches showing through? When shingles lose their protective granules, they can't block water or sun anymore. A few bad shingles can be replaced. A whole roof full of them needs more.
Those little sand-like bits in your gutters are the protective coating washing off your shingles. A little is normal for a new roof. But if you're scooping out piles of granules every time you clean the gutters, your shingles are breaking down fast. This is one of the clearest signs a roof is near the end.
One leak is usually a repair. But leaks in several different places mean the whole roof is failing, not just one weak point. Las Vegas humidity makes this worse, since trapped moisture rots decking from below. When water is getting in from multiple spots, patching each one is a losing battle.
Go up to your attic on a sunny day. If you see daylight coming through the roof boards, water is getting in too. And if any part of your roofline looks like it's dipping or sagging, that points to damage in the decking underneath — a serious problem that a surface repair won't fix.
